Lake Nottely Real Estate Market Report – January 2016

January 2016 is already in the books, and it just seems like yesterday we were opening presents under the tree. You know, I always remember my mother’s conversations with other adults as I tugged on her skirt to try to get her to finish up so I could get home and play army with all my buddies growing up in Blue Ridge. She would always say, “my goodness I know, the years are just flying by!” Well as a younger boy I didn’t believe her so much, but boy do I believe her now!

The 3 Lake Nottely Homes that were Under Contract from the last part of 2015 did in fact close in January. The average Days On Market (DOM) for those 3 Homes was 141 Days, with an average sales price of $338,667. The Price Differential was Sold to List Price at 94%, and the Sold to Original Price was 92%. The highest price was $400,000 with the lowest being $266,000. Currently there are 2 Homes Under Contract on Lake Nottely. The Lake Home in Leisure Cove is still showing Contingent, and a really nice older home in Chapman Ford that has been on and off the market for several years is now Pending. As of today, there are 26 Active Homes For Sale on Lake Nottely.

There were 2 Lake Front Lots Sales on Lake Nottely in January 2016. The average DOM for these Lake Front Lots was 263 Days. One sale was a combination of 2 Lots in the Jewell Mason Community for $180,000. The other was in Leisure Time and sold for $220,000. The Price Differential was Sold to List at 89% and the Sold To Original Price at 84%. Currently there are 4 Lake Front Lots Under Contract on Lake Nottely. 2 of those are within River Lake Estates near downtown Blairsville, as we ll as a 3 Acre Tract just off of the Murphy Highway and a smaller lot within Notla Shores just outside of town as well. There are 31 Active Listings for Lake Front Lots on Lake Nottely. The average list price of these lots is $193,000. The lowest being $59,900 and the highest being $365,000.

The Mountain Life Team listed 2 new lots in February, Lot 35 Tallulah Landing close in to town as well as Lot 7 Madison Point which is on the North end of the Lake near the Nottely Dam.
