For many home owners, the thoughts of selling during the holiday season are not Merry or Joyful at all. However, selling during the holidays actually has it’s advantages. Holiday buyers tend to be more serious and competition is less fierce with fewer homes being actively marketed. First, decide if you really need to sell. If you’re committed to the challenge, then “Don Your Gay Apparel” and follow these tips
- Deck the halls, but don’t Over Do It!
Homes look great during the holidays – but be very careful not to Over Do It. Understand? Really large decorations can crowd your home and distract buyers instead of grab their attention to the main selling points of your home.
- Hire a reliable real estate team.
This means that your agent or team will not just disappear during the holidays but will actively be marketing your home. You want someone who has a consistent track-record that you can depend on to get your home sold! It’s very important to get the best out there so you won’t be stressed all season long.
- Price it to Sell.
No matter what time of year, a home that’s priced low for the market will make buyers feel very merry. Rather than gradually making small price reductions, slash the price upfront & market it to all the motivated buyers.
- Make curb appeal a top priority.
This is so important. Statics say that curb appeal & proper staging sells a house 80% faster than not doing it at all. Make sure to maintain those autumn leaves & the exterior of your home. When the trees are bare – the home is more exposed so be sure to paint or do any paint touch-ups of the shutters or porches. Oh & don’t forget to clean the gutters. That’s the first thing people notice.
- Give those House hunters a place to escape from the cold.
Make sure that your home evokes peace & warmth. Create a cozy atmosphere with nice soft music playing and nice festive aromas too. You can even play holiday music softly and have yummy treats that they can easily grab while taking the tour.
- Relax-the new year is just around the corner.
The holidays are stressful enough with shopping for every family member and entertaining friends & family – adding “selling a home” to the list can be an adjustment. Just take a moment to remind yourself that if it doesn’t happen – it’s ok- there’s always next year, which is just a few days away.
