Our Seller’s Marketing Plan is an award-winning suite of technology marketing tools created to deliver optimized search, online marketing, social media, and email campaigns to ensure your listing shines online. This Plan includes:

 

Professional Photography, Videos & Aerials

All listings, both homes and land, are professionally photographed. If we’re selling your home, we’ll also create a 3D tour of the inside of your property. If we’re selling your land, we’ll shoot aerial photos via drone in addition to ground photographs. Either way, all photos are given specific descriptions tailored for SEO (Search Engine Optimization) so that buyers can find your listing when searching online.

 

Publishing on Several Listing Sites

If we’re helping you sell your home, we’ll publish your listing on GAMLS, Northeast GA MLS (NEGBOR), Zillow.com, Trulia.com, and Realtor.com where buyers are looking. If we’re selling your land, your listing will appear on all of these sites in addition to LandFlip.com and, on a rotating basis, LandWatch.com. This is in addition to our award-winning website, one of the most technologically-savvy sites of any real estate company in northeast Georgia.

 

Social Media

All of our listings are advertised on our social media and shared by our agents to their followers. We track likes, shares, and comments and include this data in regular market reports written periodically for our sellers. Six days a week we post home and land listings to our Facebook and Instagram in addition to anytime a new listing hits the market and/or has a price improvement made. On Sundays, we post a “Sneak Peek Sunday” post which features the interior photos of a featured home, selected on a rotating basis. It’s not uncommon for multiple listings to appear on our social media in one day as promoting listings is at the heart of our marketing efforts.

 

In addition, our social media also includes “lighter” content designed to engage our audience and provide information of interest to any homeowner. Similarly, each week we make a new blog post with homeowner information on topics such as design/decorating ideas, homeowner tips & tricks, mortgage information, and other subject matter relating to owning a home in the mountains. 

 

Mountain Matters and Market Update Monthly Newsletters

Each newsletter contains a minimum of 16 of our listings selected on a rotating schedule and goes out to our subscriber base of over 32k email addresses for maximum exposure. These are not only buyers but agents with buyers looking for properties in the north Georgia mountains and western North Carolina areas. Our backend analytics track how many clicks each listing receives and is then monitored and collected for regularly-occurring market reports for the seller. This data shows not only the amount of interest but the amount of time each site visitor spends reading your listing. This is later taken into consideration should a price improvement be considered.

 

Additional Tools

When needed, we also employ digital billboards which we can manage on the fly due to a sophisticated proprietary platform allowing us to not only update the artwork any time of day but to use exclusive domain names with which to market your listing. This flexibility lets us post as many billboards as we want, changing the artwork at any time needed since we have the ability to create our own artwork in-house by way of our Director of Marketing (who, by the way, has decades of experience in the advertising agency space working on national brands).

 

Regular Status Updates

This includes activity on social media, external websites such as Realtor.com & Zillow.com, LandFlip.com and LandWatch.com (for land listings), on our award-winning website, and our newsletters. In addition, your assigned Success Agent Manager will be in constant contact with you regarding any buyer activity.
