The Importance of Using the Right Seller's Agent

In the mountains, there is no shortage of real estate agents. It seems that every other billboard you see along the main thoroughfares is advertising an agent and/or a brokerage as being the best. With so many options, it’s hard to know who to turn to for help selling your property. Representing yourself brings a lot of challenges and who has time to become a real estate expert?

 

When selling your home, you’ll no doubt want to work with the best but how do you vet the right agent? We’ve put together a list of things to consider when choosing a seller’s agent and what to look for. Let’s dive in!

 

LICENSING & TRANSACTIONS

Experience isn’t gained in a classroom which is why you’ll want to ask prospective agents how long they’ve had their license. Experience takes time as well as working through multiple transactions which is why you’ll also want to ask how many transactions they’ve had both during the past year as well as this year so far. 

 

AVAILABILITY

Agents come in several varieties and include buyer’s agents, seller’s agents, and agents who do both buying and selling. A seller’s agent is strictly dedicated to one task: getting your home sold. In contrast, an agent who handles buying and selling may put you at risk of working with someone with limited availability. Buyer’s agents spend a lot of time in the field showing houses which means a lot of time spent out of the office. That said, working with a seller’s agent would offer you the availability needed to work with you at every stage of the process.

 

WHO WOULD YOU BE WORKING WITH

There are many circumstances where you would be working with someone other than the agent therefore it’s important to ask who may be partnering with you and your agent. If the agent is newer and has few transactions under their belt, you may also be working with that agent’s partner or senior agent within the brokerage. Or, if the agent works as part of a team, you may work with a transaction coordinator, marketing associate, and/or photographer. It’s important to have an idea of who you’ll be partnering with on the sale of your home so you can set expectations.

 

When you work with our seller’s agents, you are assigned a transaction coordinator (aka Success Agent Manager) who is also a licensed Realtor so that he/she can answer all of your questions and address any concerns you may have. This licensing aspect makes our admin staff unique as you aren’t likely to find this at any other real estate company.

 

You will also work with our dedicated marketing specialist and our professional photographer both of whom are wildly talented and highly skilled. Your assigned team works closely with you to get your property on the market, get it sold, and then closed as quickly as possible.

MARKETING

When it comes to selling your home, you’ll want to work with an agent who has the marketing resources and experience necessary to find the right buyer. Questions to ask while interviewing agents include: Who handles your marketing? What avenues do you typically use to market listings?

When we photograph the homes we list, we always create a true 3D tour so buyers can take a self-guided walkthrough of the home on their own from the comfort of their homes. Before ever setting foot in the home.

 

Unlike some real estate companies who claim to offer a 3D tour when it's actually the equivalent of an '80s slideshow, we use the latest technology, an AI program called Matterport. It creates multiple views of the home so that you can view it as a walk-through tour, as a floor plan (a bird's eye view), or as a 3D "dollhouse". The technology even allows you to take measurements of the space!
